Conditional offer inspections – Buying a home is probably the biggest investment an individual can make in their lifetime. A home inspection can help you make an informed buying decision and reduce your risk.

Pre-Offer inspections – In cases where there are multiple offers on a property a potential buyer may choose to have a Pre-offer inspection done to determine the condition of the house and costs that will have to be incurred to upgrade major components of the home.  The buyer will feel more confident in bidding for the house and placing a firm offer without conditions.

Pre-listing inspections – Buyers are more inclined to show greater interest in a property when there is a pre-listing inspection report to review. In multiple offer situations, buyers are more inclined to submit an offer if they have a better understanding of the condition of the property.  It is also a known fact that homes that have pre-listing home inspections sell for more money and in less time.  It also helps minimize home inspectors tramping through the home prior to the offer deadline

Commercial/industrial inspections - Like homes commercial properties should be inspected prior to purchase and an inspection report is usually required by the mortgage company.

Mold and air quality sampling – When a home has been subjected to excessive moisture (previous grow house, water damage/leaks) levels of mold in the air (spores) or visible mold can increase dramatically.  Air quality or swab testing will determine if the house contains excessive mold and whether remediation would be necessary.

Vermiculite sampling – Some vermiculite insulation in attics contain asbestos depending on the where the insulation was manufactured.  The only way to determine if your vermiculite contains asbestos is to have it tested in a laboratory.

Radon Testing -     Radon is a radioactive gas that can build up indoors, exposing residents to possible health risks, such as lung cancer. Fortunately a simple test carried out by your local Pillar To Post Home Inspector can determine if radon is a problem in your home.  Right now in the U.S. homes being purchased in known radon areas have a radon test along with the home inspection.  The Canadian government has changed its guidelines from 800 becquerels per cubic metre to 200 becquerels per cubic metre.  Once the public is educated about the changes in the guidelines Canadians will start requesting radon testing along with their home inspections.
